Single Family Home Sales
The Unit Sales of Single Family Homes are experiencing moderate growth in Washington County (+3%) to significant growth in Chittenden County (+10%) while Lamoille County is down (-5%). The Median Price in all 3 counties has increased (as high as 12% in Lamoille County). Both the Months of Inventory and the Days on Market are down in all 3 counties.
The Unit Sales results in the individual towns vary widely. There is significant growth in both Waterbury (+7%) and Stowe (+10%). Units sales are flat in Morristown (0%) and significantly down in both Elmore (-21%) and in Hyde Park (-28%). The Median Price in all towns has increased significantly except for the town of Morristown (-10%). The Months of Inventory are down in all towns except Hyde Park. The Days on Market vary widely (as low as -28% in Morristown to as high as +21% in Waterbury).
Condo Sales
The Unit Sales of Condos over the last 12 months has been down in both Chittenden Country (-1%) and in Lamoille County (-16%, primarily driven by significant reduction in condo sales in Stowe (-26%)). On the other hand Condo sales in Washington County are significantly up (+24%).
The Median Sales Price in all 3 counties continued to climb, Chittenden County (+9%), Washington County (+13%) and Lamoille County (+25%).
The Months of Inventory and Days on Market vary widely in all 3 counties and all towns.
Land Sales
Unit Sales for Land are up in Chittenden County (+17%) and Washington County (+19%). Unit sales are down in Lamoille County (-14%).
The Median Sales Price in all 3 counties is down; Washington County (-1%), Chittenden County (-7%), and Lamoille County (-15%).
The Months of Inventory and Days on Market vary widely in all 3 counties and all towns.
